The picturesque Peene Valley is nearby, and the island of Usedom with its 40 km of fine sandy beaches is practically on the doorstep. It takes about 40 minutes to reach Zinnowitz. The Hanseatic and university town of Greifswald and the ducal town of Wolgast are only 30 km away.

Above all, the location offers peace, space, and plenty of nature. The beautiful property is located on the edge of the village on a very quiet cul-de-sac. Currently, the village has 31 inhabitants, including 9 children. The Baltic Sea motorway A20, exit Gützkow/Usedom Island, is only 20 km away, providing excellent transport connections to Berlin, Hamburg, and Stettin. The district town of Anklam, with all amenities, schools, theaters, cinemas, and a hospital, is about 10 km away. The nearest regional train station to Berlin and Stralsund (Klein Bünzow) is only 3.6 km away, and Anklam also has an ICE connection.
